    Wall Repairs & Painting

    By now most of you should have noticed that the community walls have been repaired where needed, and all walls have been painted or re-painted as the case may be.

    Repairs include walls that had cracks or small holes, larger cracks or openings, walls that have failing foundations or support issues, were leaning out or have blocks missing or broken. We also found some pipes sticking out of walls where possibly residents have water leaking/coming through which can lead to more foundation issues in the future. Basically, if we found an issue, it was corrected.

    These were long over due and of course came at a high cost. This is why it took so long to find the right company at a price we could work with.

    There are a couple more areas that need repair and we are working with homeowners to resolve them.

    After repairs were done, painting of the community facing walls took place, including mailbox areas and any walls already painted. This means the whole community with exception of outer walls facing Reems, have been freshly painted.

    We are committed to improving the community in any way we can, from getting the right landscaping to these repairs and painting and adding activities to the parks and I think we can all agree that the community has been looking better than it ever has in recent years.

    Hey neighbors! We all love the place we call home, right? Our community offers so much — from green parks to friendly faces. But there are a few things we need to remember to keep it that way. From picking up after our pets to respecting shared spaces, let’s all do our part to make sure this is a place we’re proud to live in!

    1. Keep It Clean: Don’t Leave Trash Behind!
      We’ve all seen it: a stray soda can here, a snack wrapper there. It’s easy to forget, but littering affects us all. So next time you’re out for a walk or hanging out in the park, make sure that empty coffee cup or snack wrapper makes it into the trash. It’s an easy way to help keep our community looking great!c

    2. Respect the Parks – They’re for Everyone!
      The parks are a shared space, which means we all need to be mindful of others. Whether you’re enjoying a picnic, playing a game of catch, or just soaking in the sunshine, it’s important to respect the environment and the people around you. Also, please do not ride any motorized vehicles or equipment (such as ATVs, dirt bikes, or scooters) within the parks, as they can cause significant damage to the grounds. Let’s all be considerate so everyone can enjoy these common spaces!

    3. Picking Up After Your Dog (and Yourself)
      We love pets around here, but let’s be honest — nobody wants to step in something unpleasant. Always scoop the poop and make sure your dog’s waste is disposed of properly. And keep your dog on a leash while in the park! This helps keep everyone safe and ensures that our furry friends are under control. To make it even easier, we’ve got bag dispensers posted throughout the community. If you’re in need, grab a bag — and if you notice that the dispensers are running low, feel free to pitch in! Just donate any extra grocery bags by stuffing them into the bag holder so others can use them too. It’s a simple act that keeps our spaces clean and usable for everyone.

    4. Stop Vandalism, Theft, and Damage – They Cost Us All
      A quick reminder: damaging property, stealing, and graffiti are not only disrespectful but costly. These activities affect the whole community, and the repairs often come out of our association fees. So when you see suspicious behavior or damage to our common areas, speak up! These activities will only drive up our fees, and nobody wants that. Let’s all do our part to keep the community safe, clean, and enjoyable for everyone.

    5. Chickens/Poultry Are Not Permitted
      Just a quick reminder that chickens and poultry are not permitted in the community, according to both HOA bylaws and the City of Surprise law. While it might seem harmless to keep a few chickens, the feed and water can attract pigeons — and those pigeons can cause a lot of trouble! They are a health hazard that leads to roof damage, the spread of disease, and an overall mess. Their acidic feces can cause significant material damage to roofs, often leading to leaks and costly repairs. Please refrain from keeping poultry, and let’s keep our community safe and clean for everyone!
